A second Wawa convenience and gas station could be coming to Wilmington.
A conditional zoning map amendment application is pending before the Wilmington Planning Commission for property at 524 College Road. The 1.76-acre property is the former site of Furniture Fair.
Boomtown Advisors, LLC is listed as the property owner. The applicant, Wilmington (College Rd) WW, LLC, seeks rezoning for the property from office and institutional to community business, according to planning commission records.
“Construction of a convenience store with fuel sales would allow the landowner to provide services and goods that are currently limited in this commercial node,” the applicant wrote in a submission to the planning commission. “A convenience store would offer gas, snacks, fresh food, and beverages to the surrounding residential, retail, and office areas.”
The applicant noted that the property borders a residential district, with additional residential zoning districts nearby and the University of North Carolina Wilmington on the other side of College Road.
“Rezoning this property aligns with the (community business) district’s goal of creating walkable centers that meet the everyday needs of nearby residents and students,” the applicant wrote. “Given the site’s proximity to established neighborhoods and UNCW campus and housing, the site is well suited for redevelopment that supports an active, mixed-use environment consistent with the district’s purpose.”
According to the applicant, the proposed redevelopment would revitalize the existing vacant property, create 50 to 70 skilled jobs during construction and approximately 40 permanent jobs to support the operation of the store.
A groundbreaking ceremony was held for Wawa’s first Wilmington store at the corner of South 17th Street and Wellington Avenue on Aug. 13, 2025. That location is slated to open in the second quarter of 2026.
